Should I get into Real Estate?

ubet426 asked:

I am an automotive service consultant & one hell of a salesperson. I am very aggresive & love to “work the deal”, real estate has always interested me for several reasons. One of course is the “potential” income, and another is not being stuck in an office all day. I am under the impression you kinda get to make your own schedule and do you own thing in Real Estate. I am well aware, being a commisioned employee now that ups & downs suck, but at least you are able to control your income to a point, I would like to hear from seasoned real estate profesionals that can give me an honest opinion of this career and the success & failures that are involved. I work hard and hussle to get work, I think I may be a good fit…. what do the experts say???

I don’t know how old you are, but selling real estate is not easy. It’s not a guaranteed income and there are no benefits. No insurance, vacation pay, paid holidays, etc. Just something to think about.

do it and stop thinking about it cause a year from know you will be sitting pretty or wondering if you should have tried it…i got my license recently and will start tomm at coldwell bankers…i rented a tape that told you what answers were and just watched it over like 2 dozen times and pass the test no problem (math was ez casue the tape told me how to do it, ) do it and good luck! you wil need to have a few months savings to get you through to your first comm check so prepatre for a few months at least of no paycheck and you can work your o2wn hours but you reap waht you sew….

if you have no sales experience i would suggest another avenue. unless your overhead is low and you have a good savings account. i started out by knowing a lot of people from being a popular bartender.i kept my job, made contacts and turned properties with my own.money my experience has been women are more successful, but it is a good sideline for finding properties for yourself. i also manage rental properties. there are many, many people who try this. if your heart is set on it, go for it. but remember no one will be handing you any good leads. you may want to look into timeshares , those are a little quicker money, but you need to pitch a little heat. good luck

I have been a Realtor since April 2006, I have closed over 40 deals since then and made a six figure income from real estate in that year. No that is not typical for the industry, but it is typical for the company I work for. If you get your license look for TRAINING, and I mean real training. Not just “watch this agent and you will figure it out”. We have classes daily to teach new and experienced agents to take their business to the next level.

Now sales is important to real estate but the thing to remember is this: Your most important job as a real estate agent is lead generation, NOT buying and selling houses. You cannot sell houses if you do not have clients.

The flexibility in hours is not what you think, I work 9-5 PLUS eveings and weekends. And the only reason I do not work more is I have an assistant who handles a lot of the mundane work for me so I can focus on lead generation and my clients. You can work less but generally speaking, plan on making less…

There are agents who work less than than and make more than me, through leverage, that is what I am working towards. There are also those who work more and make less…. They do not focus on lead generation.

Health insurance is a biggie to think about, and taxes. As a Realtor, no-one is collecting taxes for you so quarterly payments need to be made to the IRS and state if you have state income tax.

It is a very rewarding job, both personally and financially if you work hard and put systems in place to help you succeed. But it is what you put into it, there is no easy $ in real estate.
